Swieqi is found a stone throw away from the main entertainment area of Paceville and St. Julians. The town is named after the water channels that used to be found in the area. It is perched above the coast on the eastern stretch of the Victoria Lines, which are part of a chain of British fortifications built in 1878. In this part of Swieqi, one can find several prominent historical sites, such as Fort Madliena, built in 1880. This fort has a revolving bridge instead of a drawbridge over its ditch which makes it different from other fortifications on the island. Also, one can find the Madliena Tower which was built by the Knights as part of line of watchtowers.

As Swieqi has developed, its residential estates took over farmland and today Swieqi incorporates other communities such as Madliena, St. Andrews and Ta’ l-Ibragg. Property in St. Paul’s Bay, Malta

The Small Fishing Village

St Paul’s Bay together with Bugibba and Qawra make up Malta’s largest, seaside resorts. Here, one can find plentiful accommodation ranging from self-catering apartments to hotel complexes and a variety of nightlife and leisure options. The coastline promenade at St. Paul’s Bay offers an enjoyable long and easy walk, all the way to Qawra Point, with its tower and views over Salina Bay.

Once a small fishing village, St. Paul’s Bay enjoys wonderful open sea views and a vista across to St Paul’s Island, where, according to legend, the ship carrying the Apostle is said to have been wrecked. Standing prominently on the isle is a large statue of the Apostle commemorating this legendary event. St. Paul’s Bay served as Malta’s northern-most defensive outpost until fort St. Agatha was built in Mellieha in 1649.

Today, it houses a small museum dedicated to Malta’s rich military-architectural heritage. The parish church, built in 1617, was carefully restored after suffering heavy damage in World War II. Nearby is the Wignacourt Tower built in 1610 during the reign of Grand Master Alof de Wignacourt.

Decline in Malta property prices slows down

Further optimism in the market came from the Central Bank this week. Although Malta property prices have stated that although there was a decline in the second quarter of the year, the decline was not as bad as it was in the first. 

Real market prices in the second quarter of 2009 showed a slower rate of decline, the Central Bank said today.

It said the consistent downward trend in prices experienced since the first quarter of 2008 appeared to be moderating.

Based on its own index, the bank said that residential property prices fell by 6% year-on-year during the quarter compared with 9.9% in the first quarter.

On the other hand, the number of advertised properties monitored by the Bank dropped by 28.0%, exceeding the 21.1% decline recorded in the March quarter, indicating a further drop in activity in the market.

However, the number of building permits granted by the Malta Environment and Planning Authority in the second quarter was at the same level as a year earlier.

The largest drop in prices, of 12.7%, was registered by prices of maisonettes in shell form. Deductions of 6.9% and 6.4% in the prices of finished flats and flats in shell form, respectively, were also recorded, but these were smaller than those observed in the March quarter.Moreover, the decline moderated to 3.7% and 7.2% for townhouses and houses of character, respectively.Terraced houses continued to be the only category experiencing positive growth, with their prices registering an increase of 4.2%.
